LOS ANGELES – California Landmark Group has opened the doors of the hw apartment complex in Hollywood and is welcoming its first residents. The 79-unit property, which opened officially last month, is currently 50% leased.
Located at 7928 Hollywood Blvd, the complex features classic-California, Spanish-style architecture, designed by PK Architecture and Rios Clementi Hale. “Classic or Spanish revival buildings are extraordinarily popular with renters, so it’s no surprise that we’ve already seen a tremendous response since opening our doors just a few weeks ago,” says Ken Kahn, president of California Landmark Group. “Our aim was to recreate the charm of the original California courtyard architecture popular in Hollywood through the 1920’s and 1930’s, while offering residents the modern amenities they’ve come to expect in newer buildings.”
The hw has one-, two- and three-bedroom units ranging in size from 700 to 1,400 square feet, and is generating $2,500 to $4,000 monthly rents. Interior units have 10-foot ceilings, plank floors and high-end Bosch appliances. The building’s amenities include a rooftop deck with hot and cold dipping pools, a fitness center and a theater screening room.
It is also located in a highly sought-after submarket walking distance from the Sunset Strip. “Our residents are in the center of the action, and the hw will help solidify this area as a true walkable community,” says Kahan, adding that the property is close to basic services, recreational activities and public transportation. The property is a mere 5-10 minute walk to grocery stores, theaters, restaurants and hiking trails in Runyon Canyon Park.
CLG began building the property in the second quarter of 2012. The project cost $35 million.
